West End Tampa is a 20-acre master planned, family community comprised of
apartments, town homes, condominiums and retail features. It is centrally
located between the region's two largest business centers; Downtown Tampa
(within 1 mile) and the West Shore Business District (within 3 miles). West
End is encircled by major medical centers including Tampa General, Memorial

Groundbreaking on the Vintage Loft Apartments began in August of 2007 with
an expected completion date of Fall 2008. This beautiful community will be
bordered by 34 upscale Town Homes. Groundbreaking on the Town Homes began
October of 2007 with an expected 9 month completion date.
Block B is bordered by Lemon Street to the North, Oregon Ave to the East and
Rome Ave to the West. It contains 61 Condominiums, 10 Town Homes and 8,266
Sq. Ft of Retail space. A beautiful linear park will separate the
Condominiums from the Town Homes. This Block will have it's own fitness
center, covered, secured parking and will have access to Block C's pool and
clubhouse amenities. Expected groundbreaking is set for Winter of 2008 with
a 15 month build out. The elevations and floor plans for the Town Homes will
be identical to Block A. Please reference Block A Summary for those plans.
The Condominium plans are in the developmental phase at this time.
Block C is bordered by West Cass Street to the North, Oregon Ave to the East
and Rome Ave to the West. It contains 59 Condominiums and 6 Town Homes. This
Block will have it's own fitness center, covered parking, pool and a lush
park area. Blocks A and B will have access to Block C's pool. Expected
groundbreaking for the condominiums is set for Summer of 2008 with a 15
month build out. The elevations and floor plans for the Town Homes will be
identical to Block A & B. Please reference Block A Summary for those plans.

Block D is bordered by West Carmen Street to the North, Oregon Ave to the
East and Rome Ave to the West. It contains 125 Condominiums. This Block will
have it's own fitness center, covered, secured parking, park area and
rooftop pool deck. Expected groundbreaking is set for Spring of 2009 with a
15 month build out. The elevations and floor plans for this block are in the
developmental phase at this time.
Block E is home to 103 Luxury Condominiums and 7,500 sq.ft. of retail space.
It is bordered by Gray Street to the North, Oregon Ave to the East and Rome
Ave to the West. The condominium amenity package will include a pool deck,
club house, fitness center, covered and secured parking and lush green
spaces. The interiors boast high end finishes that include Smart Home
technology. Expected groundbreaking is set for Winter of 2009 with a 15
month completion date. The elevations and floor plans for this block are in
the developmental phase at this time.
West End's Sales Center and the new Morin Development Group Headquarters
will be located here. Block F is bordered by Fig Street to the North, Oregon
Ave to the East and Rome Ave to the West. The new office building will be
located on the northwest corner of Block F and will have approximately 4,500
square feet of conditioned space. The Sales Center will feature a
hospitality bar, a state of the art design center and the Sales and
Management offices for West End Tampa. Once the majority of West End Tampa's
units have been sold, the Sales Center will be razed and a restaurant will
be constructed in it's place.
Logan Park is an all inclusive luxury apartment home community. The
community will feature a 24 hour fitness facility along with an expansive
club room, media center, full kitchen and rooftop pool deck, all of which
will have sweeping views of the bay from the building's fifth floor amenity
deck. The residents will also have access to a full-service concierge, a
24-hour business center, washer/dryer within each unit as well as
conveniently located community laundry facilities, gated covered parking and
bicycle storage. All units are designed with a contemporary flare.
Construction is scheduled to begin Spring of 2008.
The North B Street Town Homes will represent the southern border of the West
End Tampa development. 25 Town Homes are currently under design. The style
will be slightly more modern than the original 50 Town Homes but will still
be consistent with the overall theme of West End Tampa. Many of the units
will have roof-top decks, adding to the overall experience of the buyer.
